The Unit comprises:

• A Double story Office section of                                     +/ 125m2
• A Factory/ Warehouse section of +/- 256m2

Warehouse space has divisional wall (full height) giving

secure area behind office units with two addition small rooms/office space

• Yard Space of approximately +/- 516m2
• A 3 Phase electrical supply. – 3 Phase outlet points to client’s expense.
• Separate Electrical Pre- Paid Meter point
• Shared water supply with adjacent Unit- Nominal charges in rent invoice at this stage.

• We require a 3 year Lease with rent at P 20,400.00 + Vat per month.
• This will be fixed for the first two years with an increment of 7% in the third year.
• A deposit of P 20,400.00 plus Vat will also be required in addition to the 1^st Months’ rent
• We would require a Credit Rating on any Prospective Tennant .
• We will be selective on what service they would want to rent the unit for.

• A Security Alarm System (As installed by Previous Tenant with G4S as the response service). This service   will need re-negotiating if it is to be continued. Any additional sensors/ contacts required to be at the tenant’s expense
